The Classic Choice
Pressure-Treated Decks Done Right
Pressure-treated lumber is the most popular deck material in Northern Virginia — and for good reason. When built correctly, a PT deck is strong, durable, and cost-effective. The problem is that most decks are not built correctly. Undersized footings, improper flashing, wrong-grade hardware, and skipped permits are the norm with cut-rate contractors. Brethren Builders does it the right way, every time.
Gibby uses number-one grade Southern Yellow Pine or better — not the warped, knotty material you find at the big box stores. Every post sits on a properly sized concrete footing poured to the 24-inch frost depth required in Northern Virginia. Every ledger is flashed and sealed. Every piece of hardware is hot-dipped galvanized or stainless. The result is a deck that does not rot, does not wobble, and does not fail inspection.
- Southern Yellow Pine or #1 Grade lumber — no box-store material
- Ground-contact rated for all posts and footings
- Hot-dipped galvanized or stainless hardware throughout
- Joist hangers, blocking, and bridging installed to code
- Footings sized and poured to local frost depth (24 inches in NoVA)
- Ledger flashing and waterproofing done right — no rot, no callbacks
- Sanded and ready for stain or paint on completion
- All permits pulled and final inspection passed
Low Maintenance, Long Life
Composite Decks — Trex, TimberTech & More
Composite decking has come a long way. Today's products from Trex, TimberTech, Fiberon, and Azek look better than wood, last longer than wood, and require almost no maintenance. No annual sanding and staining. No splinters. No rot. Just a beautiful outdoor surface that holds its color and texture for 25 years or more.
Brethren Builders installs composite decking with hidden fastener systems that leave a clean, fastener-free surface — no exposed screws, no rust stains, no popped fasteners down the road. We frame composite decks with the same care as pressure-treated builds: proper footings, correct joist spacing, and full permits. The composite surface is only as good as the structure underneath it, and we do not cut corners on either.
- Trex, TimberTech, Fiberon, and Azek — all major brands available
- Hidden fastener systems for a clean, fastener-free surface
- Matching composite fascia and picture-frame borders
- Aluminum or composite subframe options for maximum longevity
- Fade and stain warranty backed by manufacturer
- No sanding, staining, or sealing — ever
- Full range of colors and wood-grain textures
- Pairs beautifully with Radar Rail cable systems
What Goes Into a Deck Built to Last in Northern Virginia
Northern Virginia is a demanding environment for outdoor structures. Summers are hot and humid. Winters bring freeze-thaw cycles that heave improperly set footings and crack undersized concrete. Spring rains test every flashing detail and every piece of hardware. A deck that looks fine on day one can be a safety hazard in five years if it was not built to handle these conditions.
Brethren Builders builds decks in Fairfax County, Arlington County, Loudoun County, and Prince William County. Gibby has seen what fails and what lasts. The difference almost always comes down to three things: footings, flashing, and hardware. Get those three right and a pressure-treated deck will stand for 30 years. Get them wrong and you are looking at rot, structural movement, and a failed inspection within a decade.
Every Brethren Builders deck starts with a site visit. Gibby walks the yard, checks the grade, identifies any drainage issues, and measures the home's ledger attachment point. He looks at the existing structure to make sure the ledger can carry the load. He checks for any buried utilities that would affect footing placement. Only then does he put together a scope and a price — because a real estimate requires seeing the real site.
Permits, Inspections, and Why They Matter for Your Deck
Every deck over 200 square feet in Fairfax County requires a building permit. Arlington, Loudoun, and Prince William Counties have similar requirements. A permit means your deck plans are reviewed by a county engineer, your footings are inspected before the concrete is poured, and your completed deck is inspected before it is signed off. That inspection record stays with your property forever.
Unpermitted decks are a serious problem when you sell your home. A buyer's inspector will flag an unpermitted deck, your lender may require it to be removed or retroactively permitted, and your homeowner's insurance may not cover an injury on an unpermitted structure. The cost of pulling a permit is small. The cost of not pulling one can be enormous.
Brethren Builders pulls every permit required for every deck we build. We prepare the drawings, submit the application, coordinate the inspections, and get the final sign-off. You do not have to do anything except enjoy the finished deck. If a contractor tells you permits are not necessary for your project — or asks you to pull them yourself — that is a red flag. Walk away.
Choosing Between Pressure-Treated and Composite Decking
The most common question Gibby gets on a deck estimate is whether to go pressure-treated or composite. The honest answer is that it depends on your budget, your maintenance tolerance, and how long you plan to stay in the house.
Pressure-treated lumber costs significantly less upfront — typically 30 to 50 percent less than composite for the same deck footprint. It is strong, proven, and when built correctly it lasts for decades. The trade-off is maintenance: a PT deck needs to be cleaned, sanded, and stained or sealed every two to three years to stay looking good and to prevent surface checking and graying. If you are willing to do that maintenance — or budget for it — a PT deck is an excellent choice.
Composite decking costs more upfront but requires almost no maintenance beyond an occasional wash with a garden hose. The surface will not rot, will not splinter, and will not need staining. Most composite products carry 25-year fade and stain warranties. If you want a deck that looks great with minimal effort — or if you are planning to sell the home in the next few years and want maximum curb appeal — composite is worth the premium.
Gibby will walk you through both options on your estimate visit and give you a straight comparison — not a sales pitch. His job is to build you the right deck for your situation, not to upsell you on the most expensive material.
Deck Railing: The Detail That Makes or Breaks the Finished Look
A great deck deserves great railing. Brethren Builders installs a full range of railing systems — from traditional wood and composite balusters to modern Radar Rail cable systems and custom wrought iron fabrication. The railing is the most visible part of a finished deck, and it is worth getting right.
For composite decks, we typically recommend a matching composite or aluminum railing system that ties the whole project together visually. For pressure-treated decks, a painted wood railing with composite or aluminum balusters gives a clean, classic look that holds up well. For homeowners who want something more distinctive, our Radar Rail and wrought iron railing options deliver a level of craftsmanship you will not find at a big box store.
All railing systems we install meet Virginia's residential code requirements for height, baluster spacing, and load capacity. We do not cut corners on railing — it is a safety system, not just a decorative element.
Deck Additions That Maximize Your Outdoor Space
A deck does not have to be just a platform. Brethren Builders builds decks with built-in benches, planters, pergolas, and privacy screens. We frame for hot tubs and outdoor kitchens — including the structural reinforcement required to carry the additional load. We build stairs that flow naturally from the deck to the yard, with proper rise-and-run ratios and handrails that meet code.
Many of our deck projects are paired with a screen room or sunroom addition — a covered, screened section adjacent to the open deck that gives you a bug-free outdoor living space even in the height of a Northern Virginia summer. Gibby can design and build both in a single project, which saves time, reduces disruption, and typically costs less than two separate contracts.
Whatever you are envisioning for your outdoor space, Gibby will tell you honestly what is possible, what it will cost, and how long it will take. No surprises. No change orders for things that should have been in the original scope. Just a straight conversation and a fair price.
